Tiny Richmond plot sells for over £35k, more than 17 times its guide price

A small parcel of land in residential Richmond has sold at auction for more than £35,000, exceeding its initial guide price of just £1,000–£2,000.
The site, located on the eastern side of Riverside Drive, attracted 93 bids during a highly competitive online auction hosted by Clive Emson Auctioneers, a leading regional auction house operating across southern England.
The final hammer price of £35,250 was £34,250 above the lowest end of the guide price.
Regional Director and Auctioneer at Clive Emson, Paul Bridgeman, said: "A total of 93 bids were made, with the final one coming in at £35,250, which was £34,250 more than the lower end of the guide price, such was the interest.
"We are not privy to any plans the new owner may or may not have for the parcel of land, or the other sites in the borough which sold."
Several other Richmond-based plots also saw activity in the June sale:
- A rectangular plot in front of 9–31 Kingfisher Drive was sold prior to auction, also guided at £1,000–£2,000.
- Another similar parcel on Kingfisher Drive sold in advance for an undisclosed sum.
- A grass verge at Hardwick Road was snapped up for £500.
- A plot of land in front of 2–12 Watermill Close also went for £500.
- Two remaining plots – a grass verge at Watermill Close/Broughton Avenue and another in front of 51–55 Watermill Close – remain available, both guided at £500.
Entries for Clive Emson's next auction, scheduled for July, close on 30 June, with the full catalogue set to go online from 3 July.
Bidding for the auction opens on 22 July and concludes 48 hours later on 24 July. This will be the company's fifth auction of eight for 2025.
