Richmond Borough property market shows resilience as rents continue to rise

The Richmond upon Thames property market has remained comparatively resilient despite a softer London housing market, according to the latest official figures.

Data from the Office for National Statistics and HM Land Registry shows that the average property price across Richmond upon Borough stood at approximately £803,000 in July 2026.

That represents a year-on-year change of around - 0.8%, compared with a 3.3% fall across London over the same period.

However, the headline figure conceals a significant difference between property types.

Detached homes in Richmond Borough increased in value by approximately 2.4% over the year, while flats and maisonettes fell by around 3.1%.

The latest figures show average prices of approximately £1.815 million for detached homes, £1.192 million for semi-detached properties, £916,000 for terraced homes and £487,000 for flats and maisonettes.

The rental market has continued to move in the opposite direction.

Average private rents across Richmond Boroughs reached £2,333 per month in August 2026, an increase of 4.4% compared with the same month a year earlier. Rental growth across London as a whole was lower at 3.5%.

Joshua, owner of independent local estate agency Dwelling & Manor said the figures demonstrate why homeowners should be careful about relying on broad borough averages when assessing an individual property.

He added: "What is particularly interesting is the difference between property types. The overall borough figure looks relatively stable, but underneath that there are clearly different markets operating at the same time.

"A family house in Richmond, Hampton or Teddington can be experiencing very different demand to a flat or apartment, even within the same postcode.

"That makes accurate pricing, presentation and understanding the competing properties on the market particularly important."
