A new study has revealed that house prices in Richmond upon Thames have risen over the past year, but at a slower rate than many other parts of London.

The research, carried out by Property Buyers Today, analysed data from the UK House Price Index to compare average property values between July 2024 and July 2025.

According to the study, Richmond saw an average house price increase of 2.4% over the 12-month period.

Prices rose from £782,133 in July 2024 to £801,172 in July 2025 – an increase of £19,039.

This places the borough joint 12th among London areas for annual growth, alongside neighbours Kingston upon Thames.

At the top of the table is Bromley, where house prices jumped by 8.4%, rising by more than £41,000 in a year.

Other strong performers include:

• Barking and Dagenham (7.7%)
• Camden (5.8%)
• Harrow and Waltham Forest (both 5.4%)
• Hillingdon (5.2%)

Further down the list, neighbouring Hounslow saw a 3.7% rise, while Ealing recorded a modest 0.6% increase.

The study also highlighted that not all areas saw growth.

Several central London boroughs experienced price drops, including:

• Wandsworth (-6.4%)
• Hammersmith and Fulham (-5.3%)
• City of Westminster (-4.8%)
• Islington (-3.9%)

Saif Derzi, founder of Property Buyers Today, said: "It is interesting that across London, house prices and increases can greatly differ depending on the borough.

"Although it is important to note that house prices in all boroughs are still much higher than the UK average."

Despite Richmond's modest growth, the borough remains one of the most expensive areas in London with average prices well above the national figure of £269,000.
