Property gold – The top 20 streets with highest average house values in Richmond

The roads of Richmond are paved with property gold with new research showing 20 locations with average prices over £2.3million.

The TW10 postcode dominates the list – a treasured triangle that has Ham and Petersham at its heart – according to research by property website Zoopla.

Top of the list is River Lane, which is squeezed between the fashionable Petersham Nurseries Café and the famous Ham Polo Club.

The average value for the road, which has relatively few properties set in a fabulous leafy area close to the Thames, comes in at £4,391,000.

Homes currently on the market in this area with Zoopla include one nine bed property and another with 10 bedrooms, which are both in Church Street, Ham, and are priced at £8.25m.

There is also a£7.75m 8 bed detached home overlooking Ham Common.

Second place in the top 20 list goes to The Green, in Richmond, at an average of £3,921,000 for the fabulous Georgian townhouses and mansions, which have been seen regularly on the hit American TV show Ted Lasso.

Currently, a 5 bed semi-detached property in Pembroke Villas on The Green is being marketed at £5.25m, while there is an 8 bed Grade II listed Queen Anne property for what would seem a bargain price of £2m. However, it has a short lease and buying an extension would cost over £7.5m.

Third place in the property league is Bute Avenue TW10, which borders Richmond Park in Petersham, and comes in with an average of £3,776,000.

Fourth place goes to neighbouring Sudbrook Lane, which is flanked by fabulous mansions on the route from Richmond past Ham Common on the road towards Kingston. The average value is put at £3,552,000

Roads that are within a short walk or cycle of Richmond Park are well-placed in the list. For example, Denbigh Gardens, on Richmond Hill, has an average valuation of £3,547,000, while Dynevor Road is £3,456,000.
